Restrictions
• No residential development in the Floodway

• If the “footprint” of the proposed structure falls (even partially) within the floodplain then elevation above the Base Flood Elevation (Click Here) is required.

• Lowest floor (including the basement) for residential buildings must be at least 1 foot above the Base Flood Elevation for buildings within the 100-year floodplain.

• Lowest floor (including the basement) for nonresidential buildings must either be at least 1 foot above the Base Flood Elevation for buildings within the 100-year floodplain or the building must be floodproofed (Click Here to download PDF document) to 1 foot above the Base Flood Elevation.

• Final interior grade of crawl spaces (Click Here to download PDF document) cannot be more than 2 feet lower than the final exterior grade.

• Electrical/Mechanical Equipment & Appurtences must be elevated or floodproofed (Click Here to download PDF document) to or above the Base Flood Elevation

• You must get the State/Federal permit before you apply for a local building permit PERMITS - Click Here

• If development is more than 5 acres or 50 lots, then federal regulations require permit applicants to provide a detailed floodplain study.

• Placement of fill generally requires a detailed floodplain study.

Floodplain Management

DEFINITIONS

FLOODPLAIN – means the area of land adjoining a lake or watercourse which will be inundated by a flood.  

FLOODWAY – means the channel of a riverine watercourse and those portions of the floodplain which are reasonably required to carry and discharge the base flood.   

BASE FLOOD ELEVATION (BFE)
– is the elevation to which water would be expected to rise during the base flood (100-year).  How to determine BFE?  Click Here
